Rebuild Within 3-Meter Setback or Face Fresh Demolition, Anambra Govt Warns Property Owners

Property owners whose buildings were demolished for ongoing dual carriageway road projects in Anambra State have been warned against rebuilding within the approved road corridor, with the state government making it clear that any violation will attract another round of demolition.

Speaking during an inspection of the ongoing Oko–Ekwulobia Road Dual Carriageway Project on Monday, the Anambra State Commissioner for Works and Infrastructure, Arch. Okey Ezeobi, said all reconstructed buildings must observe the mandatory 3-meter setback from drainage channels.

“Any building that is not placed within the approved 3-meter setback from the drainage will face another demolition,” the commissioner warned.

Ezeobi explained that the setback is a critical component of the state’s road design, providing adequate space for pedestrian walkways and other public infrastructure aimed at improving safety, accessibility, and the overall functionality of the roads.

He emphasized that structures previously removed to pave the way for the road expansion must not be rebuilt close to drainage channels or within the designated road corridor.

The commissioner cautioned that any property owner, developer, or business operator who disregards the approved building regulations risks losing the structure again through government enforcement.

He urged residents and developers to obtain the necessary approvals and strictly comply with the state’s building guidelines before commencing reconstruction, noting that adherence to the regulations would help prevent avoidable financial losses while ensuring the successful completion of the road projects.

Reaffirming the Soludo administration’s commitment to modern infrastructure, Ezeobi said the state government remains focused on delivering durable road networks across Anambra and appealed to the public to cooperate with authorities throughout the execution of the projects.
